What you're paying for

A detached garage usually comes down by machine in a day or two once the permit and any utility disconnects are in hand. The price covers the teardown, sorting and hauling the debris, and — if you want it — breaking out and removing the concrete slab.

What moves the number

Size and construction. A big masonry garage is more work to take down and generates more, heavier debris than a small wood-frame one.

The slab. Leaving the slab is cheaper; removing it adds breaking, hauling, and backfill. If you're building on the footprint, the slab usually has to go.

Access. On a roomy inland lot, a machine and dumpster park right next to the garage. On a tight shore lot, everything stages from the drive or street, which adds labor.

Utilities and surprises. Power or water run to the garage needs proper disconnection, and older garages sometimes hide buried footings.
