Barrier island & shore boroughs

Tight lots, small setbacks, and flood-zone rules. Pools, decks, and hot tubs on narrow properties where equipment and dumpsters usually stage from the street.

Bayshore & river towns

Mixed mainland and waterfront lots along the bay, rivers, and lagoons. The full range of residential demolition, with lagoon and flood-zone jobs needing extra care.

Inland & western Ocean County

Larger inland lots with room to work. Detached garages, sheds, above-ground pools, and the occasional mobile home, with space to stage machines and roll-off dumpsters on site.

In your own words. A photo or two helps but isn't needed. A couple of minutes, no cost.

02

We route it to vetted crews

Only local contractors who handle that job and whose state registration we've already confirmed.

03

The crew contacts you

They reach out; you decide who's worth a conversation, and whether to hire at all.

Realtors & property managers

Got a listing with a structure that has to be gone before closing, or a rental turnover on a clock? Send it over. We'll get it in front of crews who can move fast — and we'll tell you straight if the timeline can't be met.

Questions

Common questions

What homeowners ask us before they fill anything in.

What does this cost me?

Nothing. We are paid by the demolition crews who take the job leads, never by homeowners. There is no fee, no membership, and no obligation to hire anyone we introduce you to.

Are you the ones doing the demolition?

No. We are a referral service. We collect what you need removed, pass it to demolition crews who work your town, and step out of the way. Any agreement you reach is between you and that contractor.

How do you check the crews?

Before a crew receives anything from us, we confirm their registration is active with the New Jersey Division of Consumer Affairs, and we record the date we checked. Insurance is not part of that check, and nothing here confirms that a crew carries liability cover. For permit-heavy work like in-ground pool removal, we confirm they are registered to pull demolition permits. We do not inspect work or guarantee outcomes.

Do I need a permit to demolish something on my property?

Usually, yes, for anything structural. Detached garages, in-ground pools, chimneys, mobile homes, and foundation removals almost always need a municipal demolition permit pulled by a registered demolition contractor. Small sheds, decks, above-ground pools, and hot tubs often do not, but rules vary by town. The crews we refer confirm what your municipality requires before starting.

How much does it cost to remove an in-ground pool in NJ?

It depends on the pool and the method. A partial removal — breaking the top of the shell, punching drainage holes, and filling the cavity — is the cheaper, faster option and typically runs several thousand dollars; it has to be disclosed to future buyers. A full removal hauls out the entire shell and backfills with engineered fill, leaving unrestricted yard, and costs more. Every published range on this site is a typical range, not a quote.

How many crews will contact me?

This is set up as exclusive referral, so normally one qualified crew that works your town and does that type of demolition reaches out. You are never obligated to hire them, and there is no cost to you either way.

Do I need to be home for the demolition?

Not always, but access, utility disconnects, and the permit inspection usually need to be coordinated. A lot of shore properties are second homes, so the intake form has a place to tell us you are not local and to give a property manager or neighbor the crew can work with.

Toms River Specialty Demolition is a referral service, not a demolition contractor. We do not perform work, supervise work, or hold any part of the money.
