Little Egg Harbor is a township in the southern end of Ocean County running from inland pinelands out to the extensive Mystic Island lagoon communities on Great Bay.

Working here. Inland lots typically have driveways and room to work on site, while the Mystic Island lagoon lots are narrow with bulkheads at the rear and low elevation, pushing staging to the street.

Around Little Egg Harbor. The work comes from the Mystic Island lagoon streets off Radio Road and Great Bay Boulevard; the Parkertown and Osborn Island areas near the water; the inland neighborhoods toward Route 9 and the Parkway; the streets near Tuckerton Creek.

On cost here. A dry inland Little Egg Harbor lot stages easily, while a Mystic Island lagoon lot adds the tidal water table, a bulkhead, low elevation, and street-side work. Scope and whether the property is inland or in the lagoons set the number more than the township name.

Little Egg Harbor's Mystic Island is one of the largest dredge-and-fill lagoon systems on the Jersey Shore, so a huge share of demolition here contends with a tidal water table, bulkheads, and flood-zone rules.

The township's dry pinelands interior, by contrast, offers roomy, straightforward access for garage, shed, and pool removals.

Mystic Island is still working through storm-damaged and long-vacant stock more than a decade on, and a share of the teardowns here are properties that have stood empty long enough to have developed their own problems — damp, animals, and structures no longer safe to enter, let alone survey.

Fencing on the lagoons corrodes from the ground up in salt-saturated fill, so posts that look sound shear off at grade the moment they are pulled. Budgeting to dig footings out rather than to lift posts is the realistic assumption on this side of the township.
